Highliving Properties is a well-established property management company specializing in apartment buildings and residential complexes.
We are seeking a motivated and skilled individual to join our team as a Building Maintenance / Caretaker.
This position offers an opportunity for a hands-on role, where you will be responsible for the day-to-day maintenance of our apartment buildings, ensuring the safety, comfort, and satisfaction of our tenants.
Position Overview:
The Building Maintenance / Caretaker will be responsible for maintaining the physical condition of the building and addressing tenant needs.
You will perform a wide variety of maintenance tasks, including painting, carpentry, light plumbing, electrical work, groundskeeping, and managing tenant communications.
The ideal candidate will have a strong background in building maintenance, troubleshooting skills, and a customer-oriented attitude.
Key Responsibilities:
Caretaker Duties:
Manage tenant communications and promptly address concerns and requests.
Handle tenants move-ins and move-outs, including walkthroughs and inspections.
Enforce lease terms and manage lease renewals, amendments, and terminations.
Market and advertise available properties to attract prospective tenants.
Screen and select tenants based on company policies and procedures.
Prepare and execute lease agreements in accordance with legal and company requirements.
Collect rent and ensure timely payments from tenants.
Handle late payments and enforce penalty policies.
Oversee eviction processes, when necessary, in compliance with legal guidelines.
Conduct regular property inspections to identify maintenance needs.
Coordinate and supervise maintenance and repair work, ensuring timely completion.
Maintain relationships with contractors, vendors, and maintenance staff.
Building Maintenance Duties:
Perform regular inspections of building systems (HVAC, plumbing, electrical, etc.).
Carry out routine maintenance tasks including painting, cleaning, and minor repairs.
Maintain common areas such as lobbies, hallways, and recreational areas.
Address and resolve maintenance requests from tenants promptly.
Repair or replace defective parts in HVAC, plumbing, electrical, and other systems.
Handle structural issues such as leaks, damaged walls, or flooring.
Perform complete unit turnovers, including painting and plumbing.
Respond to emergency maintenance calls such as power outages, plumbing leaks, or security issues.
Implement temporary solutions for emergency repairs until permanent fixes are made.
Ensure emergency systems (e.g., fire alarms, sprinklers) are functioning correctly.
Develop and implement a preventive maintenance schedule to avoid costly repairs.
Service and maintain HVAC systems regularly to ensure efficiency.
Ensure compliance with local, state, and federal safety regulations and conduct safety inspections.
Address hazardous conditions immediately to prevent accidents.
Perform weekly cleaning of common areas and unit turnovers before move-in and move-out.
Maintain an inventory of maintenance supplies, order as needed and ensure proper storage.
Coordinate with contractors and vendors for large-scale repairs and projects.
Supervise contractor work to ensure quality and compliance.
Maintain outdoor areas, including lawns, gardens, walkways, and parking lots.
Perform seasonal groundskeeping tasks such as snow removal and landscaping.
Ensure that outdoor lighting and security systems are functional.
Prepare maintenance reports and communicate regularly with property management.
Qualifications:
Minimum 2 years of general building maintenance experience in an industrial or residential setting.
High school diploma or equivalent preferred.
Strong mechanical aptitude and understanding of plumbing, electrical, and HVAC systems.
Excellent customer service and communication skills.
Ability to work independently with minimal supervision and manage time efficiently.
Ability to work overtime, weekends, and after-hours when needed.
Valid driver’s license with a clean driving record and reliable transportation.
Prior experience in property management and maintenance preferred.
Schedule:
Monday to Friday, 8:00 am to 5:00 pm (approx. 40 hours per week)
On-call availability as needed, including weekends and after-hours.
